At the age of 24 I bought my first property. A "run-down" vacant duplex that was on the market for quite some time.

I had the idea of investing in real estate but did not have any background or knowledge about the business.

After a long thought out back-and-fourth decision I decided to go ahead and buy it. My intention was to renovate the building and then rent it out.

It was this project that I learned the most about renovation, hard work, long days (I also work a full-time job) , and the rental market. I started the complete renovation on the front apartment and got it rented as soon as I was done. With some cash flow coming in, I got the 2nd apartment under way and had it rented out shortly after.

 

Not long after it was fully rented I decided to go to the bank and get a re-appraisal done on the building. I managed to increase the property value by $160,000. 

 

I have since purchased multiple more properties. I now have a small portfolio of rental properties and vacant lots at the age of 30. I am continuing to search for more rental properties to purchase with the intention of buying larger buildings with 12+ units.
