The Ontario Standard Lease Form
In Ontario, the lease is very simple.
There is a standard form that every landlord and tenant must use. If you do not use this form, your lease will not be valid in the court of law if there is any dispute.

It is much easier to begin a lease at the start of a month as opposed to somewhere in the middle of a month.
Should a landlord require tenants to have liability insurance and insurance for their belongings? "Tenant Insurance"
In the Ontario standard lease form there is a section that you can check off a mandatory requirement for your tenants to have insurance. This is in case something happens, such as a fire, and their belongings are destroyed. The landlord's insurance does not cover the tenants belongings. On another note, if the tenant did something to cause damage to their neighbours apartment they could be liable to pay (liability insurance could help in this case).
This is the preference of the landlord and is not mandated in the province of Ontario.

If you're investing in single family homes or town houses then usually the tenants cut their own grass and shovel their own driveways.
